Hoboken added listings, but buyers still moved fast
Mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. That is the backdrop for everything below. And yet, the Real Estate Data Aggregator counted 221 homes sold in Hoboken in the three months ending August 31, 2026, up 33.9% from the same period a year before. More listings, more sales, and buyers still competing. That is the story.
Hoboken: more listings, same urgency
The Real Estate Data Aggregator counted 223 new listings in Hoboken in those three months. That is up 42.9% from a year ago. Homes for sale rose 55.1% too. So yes, buyers had more to choose from. But the median days on market was still just 22 days, 4 days shorter than the year before. Priced right, homes did not sit.
The Real Estate Data Aggregator shows 52% of Hoboken homes sold above list price, up 2.9 points from a year ago. The average sale came in at 101.5% of list. Rates above 7% did not stop buyers from pushing prices up when they wanted a home.
Speed matters too. The Real Estate Data Aggregator found that 42.1% of Hoboken homes went under contract within two weeks of listing. That is down just 2 points from a year ago, even with far more listings on the market. Buyers were still moving quickly on homes they liked.
Downtown JC: prices up, but more patience required
In ZIP 07302, which covers Downtown Jersey City, the Real Estate Data Aggregator counted 167 homes sold in the same three months. The median sale price was $999,900, up 11.1% from a year ago. That is a stronger price gain than Hoboken's 3.1%. But the median days on market was 39 days, nearly double Hoboken's pace. Buyers there had more time to decide.
One bright spot in Downtown JC: 30.5% of homes sold above list, up 6.5 points year over year. And 27.9% went under contract within two weeks, up 8 points. The market is tightening, just more slowly than Hoboken.
Journal Square and the Heights: more listings, slower pace
ZIP 07307, which covers Journal Square and the Heights, saw 104 homes sold. The Real Estate Data Aggregator shows new listings there jumped 35.6%, and homes for sale rose 38%. Months of supply climbed to 5.8 months, up 1.6 months from a year ago. Median days on market was 43 days, 2 days longer than last year. More competition from sellers, and buyers taking their time.
Still, 38.5% of homes in 07307 sold above list, up 13.5 points year over year. The Real Estate Data Aggregator also shows 30.2% went under contract within two weeks, up 7.6 points. The right home at the right price still drew real interest.
How each area compares
| Hoboken | Downtown JC | Journal Sq / Heights | |
|---|---|---|---|
| Median sale price | $995,000 | $999,900 | $842,500 |
| Median days on market | 22 | 39 | 43 |
| Sold above list | 52% | 30.5% | 38.5% |
| Months of supply | 1.9 | 3.7 | 5.8 |
| Under contract in 2 weeks | 42.1% | 27.9% | 30.2% |
A note on Newport and Harborside (ZIP 07310)
ZIP 07310, the Newport and Harborside area of Jersey City, is a small market. The Real Estate Data Aggregator counted just 15 homes sold in the three months ending August 31, 2026, down 16.7% from a year ago. New listings were up 34.5%, and months of supply hit 7.8 months. That is the loosest market in this report. Median days on market was 32 days, though, which is actually 52 days shorter than a year ago. Small sample sizes can swing numbers like that. Take the 07310 figures as a direction, not a firm trend.
The wider picture
Across all four ZIP codes together, the Real Estate Data Aggregator counted 507 homes sold, up 9.7% from a year ago. New listings rose 22.8% to 722 homes. Pending sales dipped 3.6%, which is worth watching. It could mean the pipeline slows a little heading into fall.
Realtor.com reported that the New York-Newark-Jersey City metro median home price was $742,000 in September 2026. Price cuts in the metro were running at 10.3%. That tells you some sellers are still testing the market and having to adjust. Hoboken's own numbers, at 101.5% of list on average, show that overpricing is a real risk here too.
Rents are also worth a mention. Realtor.com reported the metro's median asking rent at $2,902 in September 2026, up 29.0% from September 2025. That kind of rent pressure keeps pushing people toward buying, even with rates above 7%.
- More listings came to market across Hoboken and Jersey City this summer.
- In Hoboken, buyers absorbed them fast: 22 days to a sale, 52% above list, 1.9 months of supply.
- Downtown JC and Journal Square moved slower, but above-list sales still ticked up in both.
- The one thread running through every ZIP code: price it right and it sells.
- Price it wrong and you are competing with a lot more homes than you were a year ago.
One last thing. These numbers cover full ZIP codes. One block, or even one building, can read very differently from the ZIP code average. The east side of Hoboken near Hudson St behaves differently from a block west of Park Ave. A street in Journal Square is not the same as one closer to the Heights. If you want to know what your specific address looks like in this market, that is a different conversation.
